By signing below, you acknowledge receipt of these criteria prior to submitting your application. Applications are evaluated on the following criteria. Failure to meet any one criterion may result in denial. Credit: Minimum credit score of 720 required from all applicants. Income: Verified gross monthly income must equal at least 2.5 times the monthly rent. Acceptable verification includes recent pay stubs, bank statements, or tax returns. Rental History: Positive rental references required. Prior evictions, lease violations, or inability to provide verifiable rental history may result in denial. Criminal Background: A criminal background check will be conducted on all applicants. Criminal history will be evaluated on a case-by-case basis, considering the nature and severity of the offense, time elapsed since the offense, and relevance to tenancy. Arrest records without conviction will not be considered. Application Accuracy: Incomplete, inaccurate, or falsified information on the application will result in immediate denial. 3 Blocks outside of Mueller in a safe family neighborhood with lots of young families. My home is a 2/1 custom house with an adjacent house that I share with 2 poodles--but I am out of town half of the year. Completely furnished and remodeled home -- kitchen with quartz, induction oven, new Samsung Laundry tower, new queen and full beds, jacuzzi tub in bathroom. Private patio and small yard, off-street parking, solar panels with battery backup, etc. This is a quality property and I'm very selective who I rent to. I have had one 6 month tenant so far. I am open to shorter or longer leases. Up to a year and as little as 2 months. This has been my home, so all upgrades are custom and carefully considered. I live in the other home part-time and thoughtful respectful tenants are a priority. I ask that you care for this house as if it were yours. Nespresso Rental includes all utilities, and yard service. Original art all over the walls. Please take care with it; pieces have been collected through the years. Workstation in the 2nd bedroom.
