Howdy Y'all and welcome to Concan's #1 vacation rental, The Big Tex! Feel at home in this expansive property located on Hole #1 of the Frio Valley Ranch Golf Course with scenic Hill-Country views, and just 2 miles from the Frio River. This unique property is comprised of three semi-attached buildings: the Main House, Casita (guest quarters), and Game Room, offering ample space for up to 30 guests.
The Big Tex boasts an impressive array of amenities designed for endless fun. Enjoy a heated pool, hot tub, outdoor movie theatre, pickleball court, basketball court, sand volleyball court, fire pit, BBQ grill, and a playscape. Inside, the Main House features a spacious living room, dining area, a massive kitchen island with seating for 8, and a fireplace. The fully equipped kitchen includes a refrigerator, microwave, and sink. The Casita offers multiple bedrooms, and the Game Room is complete with a golf simulator, arcade games, and a poker table. All bedrooms have their own private attached full bathrooms, and all bedding, towels, and essentials are provided.
The heated pool is available for an additional fee of $150 per day of the entire reservation, requiring notification at least 72 hours prior to arrival. Pets are allowed without a fee, but must remain outdoors and leashed at all times. Guests must bring their own kennel and notify the host if bringing a pet. Failure to comply will result in a minimum $500 fee. Guests must bring their own charcoal for the BBQ grill and firewood for the fire pit, and clean the grill before check-out. Failure to do so will result in an additional cleaning fee. A $50 per additional guest over 16 people applies.
Concan is a beloved Texas vacation destination, serving as the gateway to the Frio River and Garner State Park. Enjoy tubing, kayaking, horseback riding, birdwatching, and fishing along the Frio River. Golf enthusiasts will appreciate the location on the Frio Valley Ranch Golf Course. The area also offers live music, family-friendly restaurants, wineries, ice cream shops, and seasonal festivals.
Smoking is prohibited inside the property, with a $1000 fine for violations. Outdoor smoking is permitted, but cigarette butts must be disposed of in designated ashtrays. Failure to do so will incur a minimum $500 fee. Noise curfew is observed from 10 PM7 AM on weekdays and 10 PM8 AM on weekends. Penalties for violations include a complimentary warning, a $100 fine for a second offense, and immediate eviction with no refund for a third offense. Guests are responsible for washing all towels prior to check-out and placing all bedding back in its original location unwashed. Failure to perform these tasks will result in an additional cleaning fee. Guests must be 25+ to book a reservation. Guests swim in the pool and spa at their own risk.
The Game Room includes a golf simulator, though golf clubs are not provided. The outdoor kitchen features a TV.
