Welcome to The Big Tex, Concan's premier vacation rental, offering a luxurious retreat with scenic Hill-Country views overlooking Hole #1 of the Frio Valley Ranch Golf Course. This expansive property is designed for ultimate enjoyment and relaxation.
The Big Tex is comprised of three semi-attached buildings: the Main House, Casita, and Game Room, offering ample space for up to 30 guests. The Main House features a spacious living room, a dining area, and a massive kitchen island, all complemented by a cozy fireplace. The fully equipped kitchen includes a refrigerator, microwave, and sink. All bedrooms boast private, attached full bathrooms. The Casita provides additional guest quarters with multiple sleeping arrangements. The Game Room is equipped with a golf simulator, arcade games, and a poker table. An attached outdoor kitchen and a 1500 sq ft covered patio provide extended living and entertainment areas.
Enjoy a heated pool and hot tub, an outdoor movie theatre, pickleball and basketball courts, a sand volleyball court, a fire pit, a BBQ grill, and a playscape. Yard games and lounge chairs are also available. The property offers a margarita machine in the outdoor kitchen (liquor and mix not included, mix available for purchase). Guests can utilize the pool-side bathroom. Parking is limited to a maximum of 8 cars in the driveway; no overflow parking is permitted.
Nestled in a gated community, this home backs onto the private Frio Valley Ranch Golf Course and is just 2 miles from the Frio River. Concan is a beloved Texas vacation destination, serving as the gateway to the Frio River and Garner State Park, renowned for its tubing, swimming, hiking, and natural beauty. Outdoor enthusiasts can enjoy kayaking, horseback riding, birdwatching, and fishing. The area also offers live music, family-friendly restaurants, wineries, and seasonal festivals.
Smoking is permitted outdoors, but all cigarette butts must be disposed of properly to avoid a $500 fine. Smoking inside the property will result in a $1000 fine. Noise curfew is observed from 10 PM to 7 AM on weekdays and 10 PM to 8 AM on weekends, with penalties for violations including fines and potential eviction. Guests must be 25 years or older to book. A fee of $50 per person over 16 guests will be applied after booking. Pets are allowed outside only, must be leashed, and kennels must be provided; any violation will result in a minimum $500 fee. Guests must load and start the dishwasher with dirty dishes, dump food waste in the garbage, and place all trash in the trash box. Guests must bring their own charcoal for the BBQ grill and firewood for the fire pit, and clean the grill before check-out. Pool heating is available for $150 per day of the entire reservation, requiring 72 hours' notice prior to arrival. Guests swim at their own risk, and a waiver of liability is required.
