This includes: * Electricity * Gas * Water and sewer * Trash removal Because the City of Akron requires the water/sewer account to remain in the property owner's name, the account will remain in the landlord's name; however, all water and sewer charges during the tenancy are the tenant's responsibility. Property Care The tenant is responsible for routine care of the property, including: * Lawn mowing and basic yard maintenance * Weed control * Snow and ice removal * Routine furnace-filter replacement * Keeping the home and property clean and in good condition Maintenance issues, leaks, plumbing problems, HVAC concerns, electrical issues, or other needed repairs should be reported promptly to the landlord. Additional Lease Information The home is intended for use as a private residence by the approved tenant(s) and occupants listed on the rental application. Subleasing is not permitted without prior written approval. No pets are permitted at the property. Requests involving service animals or other legally recognized assistance animals will be handled in accordance with applicable law.
