Thank you for your interest in our property! To maintain a fair and transparent application process, we have established the following selection criteria to ensure that all applicants are treated equally. Please review the criteria below to understand the qualifications needed for approval. 1. Income Verification: Applicants must provide proof of a stable and verifiable income. Gross income must be at least three times the monthly rent. 2. Rental History: Positive rental history is preferred. No history of eviction or outstanding rental-related debt. A satisfactory reference from previous landlords. 3. Credit Check: A credit report will be obtained for each applicant. A credit score within an acceptable range is required (credit score of 660 and above across all applicants is required). A history of bankruptcies or unpaid judgments may result in disqualification. 4. Background Check: Criminal background checks will be conducted. Convictions for violent crimes or drug-related offenses may result in disqualification. 5. Rental Application: A completed rental application is required for each adult occupant. Falsification of information will result in automatic disqualification. 6. Pet Policy: If the property allows pets, a separate pet application may be required. Additional pet-related non refundable deposit of $300 per pet required up on signing the lease day. Unit max weight 50 lbs breed restrictions may apply as per HOA 7. Co-Signers: Co-signers may be considered on a case-by-case basis. Co-signers must meet income and credit requirements. 8. Employment Verification: Verification of current employment may be required. Employment stability and sufficient income are considered. 9. Application Fee: A non-refundable application fee is required for each applicant. The fee covers the cost of background and credit checks. HOA application fee: $100 per couple or per person. Note: Meeting these criteria does not guarantee approval. Applications will be evaluated based on the overall assessment of all criteria.
