Smoking, Parking, and Pets Policies: Smoking is strictly prohibited inside the premises. One parking badge for the parking lot is provided. Street parking is available. Pets are not allowed on the premises without prior written consent from the Landlord. Rental Policies: Monthly rent is due on the 1st day of each month. Rent received after the 5th day of the month may be subject to a late fee. All rental payments shall be made payable to the Landlord and mailed or delivered to the Landlord. Returned checks or failed electronic payments may be subject to a processing fee. The first $100.00 of any repair or maintenance service shall be paid by the Tenant for each occurrence. Lease Duration and Required Fees: The lease term is 12 months, starting from [insert start date] and ending on [insert end date]. A security deposit of 1.5 months' rent is required at the time of signing the lease agreement. First month's rent and security deposit must be paid prior to move-in. Occupancy Policy: Maximum occupancy of the premises shall not exceed 4 persons without prior written consent from the Landlord. Only the tenants listed on the lease agreement may occupy the property. Tenant Maintenance and Utility Responsibilities: The Tenant is responsible for maintaining all appliances in their present operating condition. The Tenant shall keep the premises clean and sanitary at all times. The Tenant shall promptly report any maintenance issues or damages to the Landlord. The Tenant shall arrange to have the utilities transferred into the Tenant's name prior to occupancy. The Tenant is responsible for paying all utility services including Gas, Electric, Water, Sewer, Internet, and Cable. Application Requirements: All applicants must complete a rental application. Property Access and Inspections: The Landlord has the right to enter the premises for inspection, repairs, or maintenance with at least 24-hour notice, except in emergencies. Use of Premises: The premises shall be used for residential purposes only. The Tenant shall not conduct any commercial activity or business operations on the premises. The Tenant shall not store merchandise for sale or operate any retail activity at the property. The Tenant agrees not to use the basement, if applicable, as living quarters. Subleasing and Short-Term Rentals: Subleasing or assignment of the lease is not permitted without prior written consent from the Landlord. The premises shall not be used for short-term rentals including Airbnb, VRBO, or similar platforms. Renter's Insurance: The Tenant shall obtain renter's insurance for personal property and liability coverage prior to occupancy. HOA Compliance: The Tenant shall comply with all homeowners association rules and regulations, if applicable. Any fines or penalties resulting from tenant violations of HOA rules shall be the responsibility of the Tenant. Property Damage and Liability: The Tenant shall be responsible for any damages caused by the Tenant, occupants, or guests. The Tenant shall not make alterations, installations, or improvements without prior written consent from the Landlord. Early Termination: If the Tenant vacates the premises before the lease term ends, the Tenant remains responsible for the rent and all lease obligations until the property is re-rented. The Tenant shall also be responsible for reasonable expenses incurred by the Landlord to re-lease the property, including advertising and brokerage commissions. Showings Before Lease Expiration: During the final 60 days of the lease term, the Tenant agrees to allow the property to be shown to prospective tenants or purchasers. A lockbox may be installed for showing purposes to facilitate showings. Illegal Activity: The Tenant shall not engage in or permit any illegal activity on the premises. Any illegal activity may constitute grounds for lease termination in accordance with New Jersey law. Lease Renewal: If the Tenant wishes to renew the lease, written notice must be provided to the Landlord at least 60 days prior to the lease expiration date. Renewal will only be considered if the Tenant has made all payments on time and complied with all terms of the lease. Additional Landlord Protection Clauses: The Tenant shall not change or install additional locks without providing the Landlord with a key. The Tenant shall not install satellite dishes, antennas, or other exterior fixtures without written approval. The Tenant shall not keep hazardous materials, illegal substances, or flammable items on the prem.
