Lease terms

I will conduct an open house this weekend. Weather pending. Tenant is responsible for all utilities, including electricity, gas, water/sewer, trash, internet, cable, and any other services used at the property. Tenant is responsible for routine property maintenance and upkeep, including: Mowing and maintaining the lawn Snow and ice removal (if applicable) Cleaning gutters and downspouts as needed Replacing HVAC/furnace filters at least every six months Maintaining landscaping and flower beds in a neat condition Tenant must keep the property, front yard, driveway, and exterior areas clean, orderly, and free of excessive clutter or debris. No smoking is permitted inside the home, garage, or any enclosed structures on the property. Small dogs or cats may be permitted subject to landlord approval. Approved dogs will require an additional $100 per month pet rent. Breed, size, and quantity restrictions may apply. Tenant must promptly report maintenance issues, water leaks, mechanical failures, or property damage. Tenant is responsible for replacing light bulbs, smoke detector batteries, and other minor consumable items. No unauthorized occupants or subleasing without prior written approval. No commercial business operations may be conducted on the property without written approval. Tenant must comply with all local laws, ordinances, HOA rules, and community regulations (if applicable). Renters insurance is required and must be maintained throughout the lease term. Property must be returned in substantially the same condition as received, normal wear and tear excepted.
