Lease terms

1. Owner is responsible for water, garbage and sewage; 2. Renter is responsible for electricity and gas; 3. No smoking allowed inside the unit; 4. One dedicated parking spot is assigned to the tenant; 5. Small pets (dogs or cats) allowed but with an extra monthly fee of $35. An extra one-month rent of deposit is required if there are pets; 6. Owner is also responsible for maintenance of the unit such as plumbing, heating, electric and appliances; 7. One full month of rent is required as security deposit; 8. At signing, a pro-rated rents for the first month and last month are required; 9. Regular rent is due at the first day of the month with a 5-day grace period. 10. The Tenant shall only be able to use the Premises for residential purposes. 11. Tenant shall maintain and keep in good condition all appliances, and the property until the end period. If the Tenant damages any part of the Premises due to negligence the Landlord may fix the issue and charge the Tenant additional rent. Tenant shall not paint the Premises or make any modifications without the written consent of the Landlord. 12. The Landlord is not liable for any loss or damage to the Tenant's, or their guests, personal property unless the loss is a direct result of the Landlord's action. 13. No sublease is allowed without written consent from the landlord.
