Lease terms

**Lease Details & Tenant Responsibilities** Minimum 12-month lease required. All adult applicants are subject to credit and reference screening as part of the application process and are responsible for applicable screening fees. All individuals who will occupy the unit must be disclosed and listed on the lease as applicable. Tenant is responsible for all utilities associated with the unit, including electricity, gas, water and sewer, as applicable. **Smoking Policy No smoking or vaping of any kind is permitted inside the unit, on the private deck, or in interior common areas, including hallways. **Pet Policy No cats. Dogs under 40 lbs. may be considered with landlord approval and must comply with all HOA requirements. Any approved dog must be properly registered with Morris Township, and proof of current registration must be provided as required by the HOA. Applicable monthly pet rent will apply. Tenant must comply with all condominium association/HOA rules and regulations throughout the lease term, including rules regarding noise, parking, use of common areas, and keeping common areas free of personal belongings and clutter. Tenant must provide reasonable access to the unit for HOA-required inspections, safety checks, maintenance, and other required services, including dryer vent cleaning, fireplace/chimney inspection or cleaning, and other services required by the HOA. Tenant is responsible for applicable fees associated with required routine maintenance services. Tenant will also be responsible for any HOA fees, fines, or additional charges resulting from the tenant's failure to provide required access, meet required deadlines, or otherwise comply with applicable HOA requirements. Additional terms, conditions, responsibilities, and requirements will be outlined in the lease agreement and applicable HOA rules and regulations.
