Lease terms

Lease * Initial lease term: 12 months * Renewal option subject to mutual agreement. * Month-to-month tenancy only by mutual written agreement after the initial term. * 60 days' written notice required if either party elects not to renew. Rent * Rent is due on the 1st of each month. * 5-day grace period. * Late fee of 5% of the monthly rent after the grace period, subject to applicable New Jersey law. Security Deposit * One month's rent. * Held in accordance with the New Jersey Security Deposit Law. * Interest belongs to the tenant. * Returned within the statutory timeframe after move-out, less lawful deductions for unpaid rent or damages beyond normal wear and tear. Utilities Tenant is responsible for: * Electricity * Natural gas * Water & sewer * Internet/Cable * Renter's insurance * Snow removal Landlord is responsible for: * Property taxes * Homeowner's insurance * Landscaping and lawn maintenance Maintenance The home is locally owner-managed, providing responsive communication and timely maintenance. Tenant responsibilities include: * Replacing light bulbs * Replacing HVAC filters * Keeping drains free of hair, grease, and debris * Replacing smoke detector batteries where permitted by law * Maintaining the property in a clean and sanitary condition Tenant shall promptly report: * Plumbing or roof leaks * Water intrusion * Mold or mildew * Heating or air conditioning failures * Appliance malfunctions * Any condition that may cause property damage or create a safety hazard Pets * Pets permitted only with prior written approval. * Additional pet rent and/or fees may apply. * Tenant is responsible for all pet-related damage. Smoking * No smoking or vaping anywhere inside the home. Occupancy * No subleasing, assignment, or short-term rentals (Airbnb, VRBO, etc.) without prior written approval. Renter's Insurance * Required throughout the lease term. * Minimum $100,000 personal liability coverage. * Proof of insurance required before move-in. Appliances The following appliances are provided for tenant use: * Refrigerator * Gas range * Dishwasher * Washer and dryer (if needed) * Microwave (if needed) Landlord will maintain any appliances provided under normal residential use. Repairs due to tenant misuse or negligence are the tenant's responsibility. Parking * Driveway parking. * Garage parking (if applicable). * No commercial vehicles, RVs, trailers, or boats without prior written approval. Lease Renewal Lease renewal discussions will begin approximately 90 days before lease expiration. Keys & Locks * Lost keys, garage door openers, or access devices are the tenant's responsibility to replace. * Locks may not be changed or rekeyed without the landlord's prior written consent. Copies of any new keys must be provided to the landlord. Move-In / Move-Out * A move-in inspection with photos will be completed and acknowledged by both parties. * The same inspection checklist will be used at move-out to document the property's condition. Tenant Qualification Applicants should generally meet the following requirements: * Preferred credit score of 700+ (680+ may be considered with strong compensating factors) * Gross household income of at least 3x the monthly rent * Stable employment with income verification * Positive rental history * No prior evictions * Background screening * Government-issued photo ID * Application through RentSpree or Zillow Rental Manager Property Highlights * Locally managed by a responsive owner * Professionally maintained * Newly updated kitchen and bathrooms * Move-in ready * No smoking * Renter's insurance required * One-year lease preferred
