Lease terms

One-year lease required. Background screening and satisfactory rental history are required. Security Deposit: $2,200. Payment terms for the security deposit may be negotiable. Rent: Rent is due on the 1st of each month. A four-day grace period is provided. If rent has not been received by the end of the grace period, a $100 late fee will be added to the amount due and collected with the outstanding rent, subject to the terms of the lease. Occupancy: All occupants must be listed on the lease. Guests are welcome; however, individuals not listed on the lease may not establish residency in the home. Subletting: Subletting, assignment of the lease, or use of the property as a short-term rental is not permitted without prior written approval from the landlord. Tenant Responsibilities: Tenants are responsible for all utilities, trash service, routine lawn maintenance, and routine pest control. Alterations: Painting, changing fixtures, making permanent modifications, or otherwise altering the property requires prior written approval from the landlord. Smoking: No smoking inside the home. Neighborhood: This is a quiet residential neighborhood, and maintaining that environment is important. Tenants and their guests are expected to respect the peace, property, and privacy of surrounding neighbors. Maintenance & Repairs: The home is covered by a maintenance plan, and we want our tenants to have a safe, comfortable, well-maintained home. Any maintenance issue, leak, malfunction, damage, or needed repair should be reported immediately so it can be addressed before the problem becomes more serious. Normal maintenance and repairs resulting from ordinary use will be handled according to the lease. Damage caused by the tenant, occupants, guests, pets, misuse, neglect, or failure to promptly report an issue may be the tenant's financial responsibility.
