Lease terms

PREMISESTenant agrees to rent and occupy the premises located at 1796 American Way, Apt 8, Eagle Mountain, Utah ("Premises") solely as a private residence and for residential purposes only. RENT & PAYMENTSRent shall be paid in full on or before the due date specified in this Lease. Payment shall be made through the method designated by Owner/Landlord. Late payments may result in late fees as permitted by Utah law and as outlined in this Lease. Returned or failed payments may incur applicable fees. SECURITY DEPOSITTenant acknowledges that a security deposit has been collected. Owner may deduct amounts permitted by Utah law, including but not limited to unpaid rent, damage beyond ordinary wear and tear, excessive cleaning, removal of abandoned property, unpaid utilities owed by Tenant, lease violations causing damage, odor remediation, or other charges authorized by this Lease. An itemized statement of deductions, if any, will be provided as required by Utah law. UTILITIESOwner/Landlord shall pay the following utilities: Water Sewer/Sewage Trash Tenant shall be responsible for the following utilities and shall establish and maintain uninterrupted service in Tenant's name throughout tenancy: Gas Electricity Failure to maintain required utility service constitutes a lease violation. PET POLICYA maximum of one (1) domesticated pet is permitted, subject to Owner approval, with a weight limit not to exceed forty (40) pounds. Tenant is fully responsible for all pet-related damage, odors, staining, scratching, chewing, flea treatment, waste removal, landscaping damage, or excessive cleaning resulting from the animal. Tenant shall maintain sanitary conditions and promptly clean pet waste from the property and surrounding areas. No additional or replacement pets are permitted without prior written approval from Owner. Unauthorized animals constitute a material lease violation and may result in fees, removal requirements, or lease enforcement actions as permitted by law. Nothing in this section applies to assistance animals required by law. NO SMOKING / NO VAPING POLICYSmoking, vaping, or burning of any substance, including tobacco, marijuana, electronic smoking devices, or similar products, is strictly prohibited inside the Premises, garage, patios, balconies, hallways, stairwells, or common areas. Tenant is responsible for any cleaning, odor remediation, repainting, burn repair, duct cleaning, carpet treatment, or related costs resulting from violation of this policy. RENTER'S INSURANCE REQUIREMENTTenant shall maintain renter's insurance throughout the tenancy with a minimum personal liability limit of $100,000 (or such amount designated by Owner).
