Lease terms

**Lease Term A 12-month fixed-term lease is required. Monthly rent is $3,250, and the security deposit is $3,250. Any continuation or renewal after the initial lease term must be agreed upon in accordance with the lease and applicable Maryland and Montgomery County requirements. **Occupancy The property may be occupied only by the tenants and other occupants identified and approved in the lease. All adult occupants must complete the application and screening process. Occupancy may not exceed the limits permitted by applicable housing codes, the rental license, and HOA requirements. Long-term guests or additional occupants require the landlord's prior written approval, subject to applicable law. **Subletting and Short-Term Rentals Subletting, assignment of the lease, room rentals, and short-term rentals through Airbnb, Vrbo, or similar services are not permitted without the landlord's prior written consent. The property may not be used as a hotel, transient rental, or separate rental unit. **Utilities The tenant is responsible for electricity, water and sewer, internet, cable, and other individually selected services or personal utilities.
