Tenant Responsibilities The tenant is responsible for: * All utilities, including electricity, gas, water, sewer, and trash * Maintaining the landscaping and keeping the yard reasonably clean and consistent with neighborhood standards * Watering the lawn and landscaping during dry months * Providing proof of renter's insurance before move-in and maintaining coverage throughout the tenancy * Following all terms and conditions contained in the rental agreement Smoking, vaping, and burning candles are not permitted inside the home. Pet Policy Small pets may be considered with the landlord's prior approval. * $300 refundable pet deposit per approved pet * No monthly pet rent * The pet deposit is refundable provided there is no pet-related damage, excessive cleaning requirement, or odor at move-out Hot Tub Disclosure A hot tub is located in the backyard but is currently non-operational. It is provided strictly **as-is** and is not included as a functioning amenity in the rent. The landlord will not maintain, repair, replace, or guarantee the hot tub. The tenant may choose to have it professionally inspected or repaired at the tenant's own expense, subject to the landlord's prior written approval. Any work must be performed by a qualified and properly insured professional. The tenant is responsible for all costs associated with its inspection, repair, operation, maintenance, and use. Move-Out Cleaning Requirements At the end of the tenancy, **the tenant must hire a professional cleaning company to perform a complete move-out cleaning of the home**. The cleaning must be completed before the tenant returns possession of the property, and a paid receipt or invoice must be provided to the landlord upon request. Hiring a professional cleaning company does not relieve the tenant of responsibility for any areas that are missed or inadequately cleaned. If additional cleaning is reasonably necessary, the landlord may arrange for the work to be completed and deduct the actual documented cost from the security deposit, to the extent permitted by the rental agreement and applicable Oregon law. Ordinary wear and tear is excluded.
