The owner lives in the other unit. Smoke-free property. No smoking or vaping of any kind, including cannabis, inside the unit. You may smoke outside. Applies to guests as well. No pets. Visiting animals require advance written approval from the owner. Renters insurance required, with a minimum $100,000 in personal liability coverage. Proof of coverage is due before move-in. No alterations to walls, paint, or fixtures. Small nails and removable hooks are fine. Tenant is responsible for keeping the unit clean and putting bins out on collection day. No subletting and no short-term rental use. Early termination requires 30 days written notice plus an early termination fee. Terms are spelled out in the lease.
