Lease terms

Rent is due on the first day of each month. First month's rent, security deposit, and cleaning fee are due prior to move-in. No smoking or vaping inside the home. Utilities are included in the monthly rent. Tenant is responsible for maintaining the property in a clean and sanitary condition. Tenant is responsible for replacing HVAC filters during the lease, if applicable. Background, credit, and rental history screening required for all applicants 21 years of age or older. Household income should be at least three times the monthly rent or otherwise demonstrate the financial ability to satisfy the lease. Preferred credit score of 680 or higher. Applicants with lower scores may be considered based on overall qualifications. No prior evictions or outstanding landlord collections. Employment and income verification required. Government-issued photo identification required. Occupancy is limited to approved tenants listed on the lease. No subleasing or short-term rental of the property. Tenant is responsible for any HOA violations caused by themselves or their guests. Property must be returned in substantially the same condition as received, excluding normal wear and tear.
