Lease terms

A rental application must be signed and processed on all prospective occupants 18 years of age or older. Any blanks/incomplete applications may not be processed. Applicants are required to complete a rental application and authorize a one time $35 credit and background screening. (Zillow allows you to apply to as many properties as you'd like within a 30 day period of being charged the $35 application fee.) If selected, there will be an additional $30 lease preparation fee. Lease term: 12 months Monthly rent amount: $1,950/month Security deposit: $1,950 Utilities: Tenant will be responsible for utilities *All move in funds (first months rent, deposits, and fees) must be paid in certified funds (Cashiers check or money order) prior to receiving keys.* * Renters insurance MUST be provided and remain active during the term of occupancy. Proof of renters insurance must be provided before lease signing. All prospective occupants will be qualified on the following four criteria; - Income and employment (Must be current and verifiable) - Credit history - Rental history - Criminal background screening (Criminal background screening will be conducted for all applicants) INCOME AND EMPLOYMENT: Gross monthly income must be three times the amount of the monthly rent. Income and employment must be current and verifiable. Example: - Monthly rent is $1,950 - Minimum income required: $5,850/month INCOME VERIFICATION: Income must be verifiable through acceptable documentation such as recent pay stubs, employer verification, tax returns, and/or bank statements showing consistent deposits. FINANCIAL REVIEW: In addition to income requirements, an applicants overall debt obligations may be reviewed to ensure the applicant has sufficient financial capacity to meet rent obligations. RENTAL HISTORY: Rental history will be verified for each applicant. Applicants may be denied for: - More than one late Rent payment in a 12-month period. - More than one NSF (Non Sufficient Funds) Rent Payment in a 12-month period. - Prior eviction or lease violations that resulted in non-renewal. PETS: - Up to 2 pets permitted with approval - No cats Pet fee (non-refundable): $250 Pet rent fee: $25/month Service animals and assistance animals are not considered pets. MOVE OUT FEES: Non refundable move out cleaning fees: - $450 no pets - $550 with pets *No smoking of any kind is permitted inside the property. This includes: - Cigarettes - Vaping - Marijuana or other drugs Non refundable fee disclosure: All fees designated as non refundable are used for the administrative costs of preparing and cleaning the unit. These fees will not be returned regardless of the condition of the premises at move out and are not part of the security deposit.
