One year lease. Owner pays utilities with tenant paying a flat fee of $275 (included in the $3775 rent). The utilities will be tracked on a monthly basis. Any difference in the flat fee and actual utilities will be charged to tenant or refunded to tenant every six months. Tenant will maintain yard and house. If there is a large issue with the house or any appliance, Tenant will contact landlord. Tenant will pro-actively set out mice traps to keep mice out of house. House does not have AC. Tenant will provide any cooling equipment they prefer that will not destroy the house.

Owner will pay sewer, water, garbage and electricity/gas (not internet and cable) and have tenant reimburse owner based on a flat fee per month. Breakdown of rent: $3500 for rent, $275 for utilities. At the end of 6 months, there will be a true up for the utilities. This means that if the tenant has overpaid for the utilities, the tenant will receive a refund. If the tenant has underpaid, the tenant will be charged the amount owed.
