Utilities Tenant shall be solely responsible for payment of all utilities and services for the Premises, including but not limited to electricity, gas, water, sewer, trash, internet, cable, and any other applicable services, unless otherwise required by law. Security Deposit Tenant shall pay a security deposit in the amount specified in this Lease, due at the time of signing. The security deposit will be held in accordance with applicable law and may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other charges permitted by law. Pets A maximum of one (1) small dog is permitted on the Premises with Landlord's approval. No other pets are allowed without prior written consent from the Landlord. Tenant agrees to be fully responsible for any damage, nuisance, or disturbance caused by the approved pet. Additional pet fees or deposits may apply as stated elsewhere in this Lease. Smoking Smoking is strictly prohibited on the Premises, including inside the dwelling, common areas, and any enclosed or attached spaces. This prohibition applies to tobacco, marijuana, e-cigarettes, and vaping devices. Tenant shall be responsible for any damages or cleaning costs resulting from a violation of this policy.
