Utilities Tenant shall be solely responsible for payment of all utilities and services for the Premises, including but not limited to electricity, gas, water, sewer, trash, internet, cable, and any other applicable services, unless otherwise required by law. Security Deposit Tenant shall pay a security deposit in the amount specified in this Lease, due at the time of signing. The security deposit will be held in accordance with applicable law and may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other charges permitted by law. Pets A maximum of one (1) small dog is permitted on the Premises with Landlord's approval. No other pets are allowed without prior written consent from the Landlord.
