Lease terms

Lease Duration 12 Months Lease begins on the 1st of the month with a prorated amount based on the exact move-in date. Rent & Late Fees Rent is due on the 1st of each month 5-day grace period (includes weekends and holidays) A 10% late fee applies if rent is not paid within the first 5 days of the rent fee due date Security Deposit $1,400 (fully refundable based on condition at move-out) Utilities Water Sewer, Trash, Electric, Gas: All Included in Rental Agreement. Occupancy Maximum of 4 tenants allowed Maintenance & Repairs The landlord is responsible for all maintenance and repairs resulting from normal wear and tear. The tenant shall be responsible for any damage caused by misuse, neglect, or intentional actions Non-emergency repairs must be requested in writing within 3-7 business days of issue. Water leaks must be reported immediately or as soon as they occur Reports of bed bugs or rodent infestation must be reported immediately or as soon as they occur Any repair costs due to tenant negligence may be deducted from the deposit or charged directly to the tenant if the cost of repair exceeds the deposit amount Rules & Restrictions No smoking No pets Service animals allowed with proper animal license and approved upon license verification Quiet hours: 10:00 PM 6:00 AM (per local noise ordinance) No BBQ or open fires allowed on the main unit balcony Vehicle quantity by tenant on the property is 2 with enough space for both to be parked in the tenants portion of parking. Entry Notice 24-hour notice required for landlord entry (except in emergencies, such as water leaks, etc. Lease Renewal & Termination 60-day notice required for renewal or termination If no renewal or move-out notice is given, and the tenant remains, rent increases by $425/monthly until resolved. Subletting Not permitted Renters Insurance Required to cover tenant's personal property in case of damage or loss.
