Lease terms

1. Lease Duration This is a monthly furnished rental designed for corporate housing, insurance relocation, and mid-term stays. Standard lease term is 1 6 months. Shorter stays may include a $500/month adjustment. 2. Rent Payment Policy Rent is $3,300/month, due monthly. Payments accepted via Zelle or Stripe. A $50 late fee applies if payment is not received within 5 days of the due date. 3. Security & Documentation Tenant must provide valid identification prior to check-in. Property condition and furnishings are documented before occupancy. Tenant is responsible for any damages to the unit or furniture. 4. Utilities Utilities are capped at $300/month. Any usage beyond the cap will be billed to the tenant or deducted from the security deposit unless otherwise agreed in writing. 5. Security Deposit Security deposit terms apply upon booking confirmation. Refundable after move-out, less deductions for damages, unpaid balances, or lease violations. House Rules & Policies No smoking of any kind ($500 violation fee) No parties or events ($500 violation fee) Quiet hours strictly enforced (9 PM 7 AM) No unregistered overnight guests No shoes inside property No furniture moving or unplugging electronics Contactless self check-in (4 PM 2 AM window) Mail delivery only if pre-arranged Pet damage assessed case-by-case (+$250 minimum charge) Legal & Compliance Lease governed by California law. Tenant agrees to comply with all local ordinances and property rules. Management reserves the right to enforce lease terms and conduct reasonable inspections with notice.
