High fees do apply.** -First month's rent ($2,250) + security deposit ($2,250) due prior to moving in. -The monthly cost for this apartment ($2,250) includes your rent, flat rate for utilities and high speed internet. -One year lease. -No smoking or the use or any drugs allowed on the premises. -Tenant responsible for cleanliness and basic maintenance. Any major issues to be reported immediately to landlord. - Private entrance featuring keypad lock. Code to be disclosed to landlord upon moving out. **WALL DAMAGE POLICY** Tenant is responsible for the cost of repairing wall damage beyond normal wear and tear. Small nail holes used for hanging a reasonable number of pictures are considered normal wear and tear. Larger holes, anchor holes, drywall damage, or excessive numbers of holes will be repaired at the tenant's expense and deducted from the security deposit based on the actual cost of materials and labor. -Occupancy limited to 4 people. -Maximum of 2 parked vehicles. -Background, credit, income/employment info and rental history verification required. **STRICT PET POLICY** - Small dog breeds are permitted only with the Landlord's prior written approval and remain a privilege, not a right. Approval may be revoked if the pet violates the terms of this lease.
