Lease terms

*Homeowners Association (HOA): The Property is located within a homeowners association (HOA) community. Tenant agrees to comply with all applicable HOA rules, regulations, covenants, and policies during the tenancy. * Tenant shall maintain the premises in a clean and sanitary condition. * Landlord is responsible for major structural and system repairs unless caused by tenant negligence. *Tenant shall promptly notify the Landlord of any maintenance issues, damage, or conditions requiring repair. *Tenant shall be responsible for the cost of repairs resulting from damage caused by the Tenant, occupants, guests, or pets beyond normal wear and tear. *Tenant shall replace light bulbs, smoke detector batteries, HVAC filters and other routine consumable items during the tenancy. *Tenant shall keep plumbing fixtures, appliances, and drains reasonably clean and free from misuse. Costs associated with clogged drains caused by Tenant misuse will be charged to the Tenant. *Landlord shall maintain and repair the building's structural components, roof, foundation, electrical, plumbing, heating, and air conditioning systems, except where damage results from Tenant negligence or misuse. *Tenant shall permit Landlord or authorized contractors reasonable access to the premises for inspections, maintenance, repairs, or improvements after receiving any notice required by applicable law, except in emergencies. Neither party shall be liable for delays in completing repairs caused by circumstances beyond their reasonable control, including severe weather, labor shortages, supply chain disruptions, or governmental restrictions. *Tenant shall not intentionally or negligently damage the premises and shall use all appliances, fixtures, and equipment in a safe and reasonable manner. At the end of the tenancy, Tenant shall return the premises in substantially the same condition as received, excluding ordinary wear and tear.
