Costs associated with clogged drains caused by Tenant misuse will be charged to the Tenant. *Landlord shall maintain and repair the building's structural components, roof, foundation, electrical, plumbing, heating, and air conditioning systems, except where damage results from Tenant negligence or misuse. *Tenant shall permit Landlord or authorized contractors reasonable access to the premises for inspections, maintenance, repairs, or improvements after receiving any notice required by applicable law, except in emergencies. Neither party shall be liable for delays in completing repairs caused by circumstances beyond their reasonable control, including severe weather, labor shortages, supply chain disruptions, or governmental restrictions. *Tenant shall not intentionally or negligently damage the premises and shall use all appliances, fixtures, and equipment in a safe and reasonable manner. At the end of the tenancy, Tenant shall return the premises in substantially the same condition as received, excluding ordinary wear and tear.
