Lease terms

Tenant Responsibilities The Tenant agrees to maintain the property in a clean, safe, and well-maintained condition throughout the lease term. The following responsibilities are the obligation of the Tenant: General Maintenance Keep the interior and exterior of the property clean and in good condition. Promptly notify the Landlord in writing of any maintenance issues, damage, leaks, or repairs needed. Be responsible for any damage to the property beyond normal wear and tear caused by the Tenant, occupants, pets, or guests. Be responsible for minor maintenance and repairs resulting from misuse, neglect, or lack of routine care, including but not limited to clogged drains, broken windows, damaged fixtures, or other preventable damage. Utilities The Tenant is responsible for establishing and paying all utilities associated with the property during the lease term, including but not limited to: Electricity Natural Gas Water and Sewer Garbage and Recycling Internet, Cable, and Telephone (if applicable) Alterations The Tenant shall not make any alterations or improvements to the property, including painting, installing fixtures, mounting televisions, or making structural or cosmetic changes, without the Landlord's prior written approval. Repairs The Tenant shall immediately report any maintenance issues or damage to the Landlord. Failure to report issues that result in additional damage may make the Tenant financially responsible for the resulting repairs. Pool The Tenant is responsible for the routine maintenance and cleanliness of the swimming pool throughout the lease term, including maintaining proper water chemistry, cleaning debris, and ensuring the pool remains in good operating condition. Opening and closing pool for seasonal usage. Any damage to the pool or pool equipment caused by negligence, misuse, or failure to properly maintain the pool will be the responsibility of the Tenant. Lawn & Landscaping The landlord is responsible for lawn maintance, not including snow removal. Winter season tenant is responsible for all snow removal. Routine lawn mowing and edging Watering as necessary Weed control Trimming shrubs and bushes Leaf removal General upkeep of all landscaped areas The Tenant shall keep the exterior of the property in a neat and well-maintained condition at all times. Move-Out The Tenant must provide written notice of their intent to vacate in accordance with the lease agreement. Upon move-out, the property must be returned in substantially the same condition as when possession was taken, excluding normal wear and tear. The Tenant is responsible for removing all personal belongings and trash and leaving the property professionally cleaned. Any costs incurred by the Landlord for excessive cleaning, repairs, or damage beyond normal wear and tear may be deducted from the security deposit in accordance with the lease and applicable law.
