Lease Terms & Additional Information To ensure a well-maintained home and positive community experience, the following general lease terms will apply: Tenant is responsible for all utilities associated with the property. No more than three pets total. No smoking is permitted inside the home. Any evidence of smoking, including odor, will result in additional cleaning and remediation fees. Tenant is responsible for minor maintenance and repairs up to $100 per occurrence. Parking is limited to designated areas only. Street parking is not permitted. Vehicles must be parked in the driveway, garage, or approved guest parking areas. Tenant will be held financially responsible for any damages to the property beyond normal wear and tear where tenant liability is determined. These terms are designed to protect the quality of the home and ensure a comfortable living environment for all residents. Full lease details will be provided prior to signing. Tenant Screening Criteria To ensure a positive experience for both residents and ownership, all applicants must meet the following minimum qualifications: Income Requirement: Gross monthly household income must be at least 3x the monthly rent. Proof of income (recent pay stubs, offer letter, or tax returns if self-employed) is required. Credit History: A minimum credit score of 700+ is recommended. Credit history will be reviewed for on-time payments, outstanding collections, and overall financial responsibility. Rental History: Applicants must have a verifiable rental history with no prior evictions, lease violations, or outstanding balances with previous landlords. Employment Verification: Stable employment history (typically 6 12 months or more) is preferred. Background Check: A standard background screening will be conducted, including criminal history, in accordance with applicable laws. Occupancy Limits: Occupancy must comply with local regulations and property guidelines. Application Process: All occupants over the age of 18 must complete an application and screening. Application fees are non-refundable. Preferred Applicants: Well-qualified applicants who demonstrate strong credit, stable income, and a history of responsible tenancy will be prioritized.
