This spacious home blends comfort, convenience, and modern design for a truly welcoming stay. The open-concept living area offers a seamless flow between the kitchen, dining, and living spaces, perfect for gathering. The large kitchen is ideal for cooking and entertaining. For fitness enthusiasts, the one-bedroom unit features a stationary bike, and the garage is equipped with a TV for extra entertainment. This home welcomes up to two pets with an additional pet fee of $200 per pet. Parking is available in the driveway and garage. This home is perfectly situated for game-day weekends, family getaways, or a relaxing College Station visit. It's just a 10-minute drive to Texas A&M University, Kyle Field, and the Northgate District, and a 15-minute drive to Downtown Bryan. Smoking is not allowed in or on the property. Any evidence of smoking will result in a $400 charge to deodorize the home. To prevent unit freezing, do not set the thermostat below 69 degrees in the summer and turn it up to 80 degrees when leaving. In the winter, set the thermostat down to 60 degrees when leaving. Overnight visitors other than those accounted for in the booking agreement are not permitted; unauthorized guests will incur a $200 fee plus $50 per person. Guests are responsible for maintaining the property and its furnishings in good order. Parties are prohibited. Use appliances only for their intended purposes and avoid high heat or metal utensils with Teflon pans. Do not move indoor furniture outside or outdoor furniture inside. A $200 non-refundable pet fee is required for pets, and prior agreement with the booking agent and homeowners is necessary. No daily housekeeping service is provided. Do not flush anything other than toilet paper; flushing feminine products or other items will result in plumbing repair charges. Candles are absolutely not allowed in the house or on the property. A grill is available and should be cleaned and returned to its original position after each use. The firepit may only be used when a burn ban is not in place. Guests will need to provide their own paper goods, as only an initial setup of trash liners, toilet paper, and hand soap is provided. A $25 charge will apply if trash is not bagged and placed in the city garbage bin located in the garage. All windows and doors must be closed and locked when leaving the property. Tampering with security cameras, which overlook the entrance, driveway, and backyard areas, is prohibited and will result in charges for damages. Guests must be 25 years or older to reserve the property and digitally sign the booking agreement prior to check-in.
