Lease terms

Rent: $3,100/month. Multi-year lease options available. No admin fee. Refundable security deposit: $3,000 due at lease signing. First month's rent due at move-in. The owner pays monthly HOA. The tenant is responsible for renters insurance, water, gas, electricity, maintaining the front yard and backyard landscaping (HOA policy - may add HOA fines if not followed), if trees from park side that are next to the house overgrow onto property tenant must report to HOA, pest control, garbage collection, maintaining water softner system like adding salt crystals to system regularly, changing A/C air filters every 3-6 months. POOL MAINTENANCE: Tenant is NOT responsible for paying monthly pool maintenance fees. However, tenant is responsible for buying pool chlorine tablets and filter cleaning (every 6 months recommended by pool maintenance guy). Tenant shall activate all the utilities, including Internet at the start of the lease. Strictly no smoking inside the house. The property has a solar system, which will give you a huge benefit close to 80%-100% off the electricity bill depending on the usage, which is a big advantage for the tenant. Property also has EV charging outlet inside garage. PARKING RULES: Curbside parking is prohibited between 11 PM and 6 AM (HOA Policy). However, 5 vehicles can be fit into the garage (2) + drivepath (3). Infront of the house there are 5 overnight parking spots, another advantage. There will be house inspections every 6 months. PET POLICY: Pets allowed with the following exceptions: Small dogs will be considered upon approval (under 40 lbs). A $150 one-time non-refundable pet fee per pet will be due at signing. There will also be a $50/month per pet. The renter is responsible for cleaning up after pets (can use the park next to the house).
