Lease terms

Lease Terms & Requirements * 12-month lease minimum. * First month's rent, one month's security deposit, and administrative fee due prior to move-in and key release. * Monthly administrative fee applies. * Last month's rent is required and may be paid in installments throughout the lease term. The full balance must be paid no later than four months prior to the lease expiration date. * Tenant responsible for all utilities. * Renter's insurance required throughout the lease term. * Tenant must comply with all community and HOA rules and regulations. * Maximum of two dogs permitted with owner approval; no cats permitted. * Pet deposit and/or pet fees apply. * Quarterly property inspections will be conducted with proper notice. * Property Condition Report must be completed and submitted within 14 days of move-in. * Smoking prohibited inside the home. * No subleasing or short-term rentals permitted. * Applicants are subject to credit, criminal background, rental history, employment, and income verification requirements. * Household gross monthly income should be at least 2.5 times the monthly rent. * All occupants age 18 and older must submit an application. * A minimum move-out cleaning fee of $300 will be assessed at the end of the tenancy. Additional cleaning, trash removal, damage remediation, or restoration costs may apply if the property is not returned in substantially the same condition as received, normal wear and tear excepted.
