Dogs permitted based upon size, breed & age. Other pets possible, depending upon type, etc. No smoking anywhere on property, including outside. Pricing based upon 24 month initial lease is standard and 620 credit score, or better. No application fee, just background and credit check required for ANY person who will spend 7 nights or more in any 30 day period. Fees paid directly to third party. Renter's insurance of $300,000 with owners listed as beneficiary is required. If not purchased it will be purchased for tenant and then tenant billed for cost, plus 25% (typically monthly cost is under $20). Tenant is responsible for MONTHLY changing both HVAC air filters. There is a $50 fee for changing/ non-compliance. We require positive, verified work and rental history for at least 3 years at one residence, ending within the last 5 years. Please provide contact information for any recent employers and property managers. We always want to have just a brief chat on the phone, prior to scheduling a showing. We find this simple measure saves everyone a great deal of time and confusion.
