We want the application process to be straightforward, respectful, and easy to understand. The guidelines below explain what we generally look for when reviewing applications. Our goal is to apply these guidelines consistently and fairly to every applicant. Meeting these guidelines does not guarantee approval, but it does help us evaluate applications as clearly and efficiently as possible. Income Guidelines Household gross monthly income should generally be at least $4,725, or about three times the monthly rent. Please be prepared to provide proof of income, such as recent pay stubs, tax returns, or similar documents. We also look at monthly debt obligations to help confirm the rent will be affordable. Credit and Financial History A credit report is reviewed as part of the application process. We generally look for a minimum credit score of 600. If you have limited credit history or some past credit challenges, you are still welcome to apply. We may ask for more information about recent negative items on your credit report. Recent collection accounts may affect the final decision. Rental History We may contact your current or most recent landlord to verify rental history. We generally look for on-time rent payments, responsible care of the property, and a positive rental reference. If you are currently under lease elsewhere or have not given proper move-out notice, that may affect the application. If you do not have recent rental history, we may request additional supporting information. Applications are reviewed as a whole, including any explanation you provide about past housing issues. Employment History Please be prepared to show at least two years of employment history, when available. If you have had gaps in employment, you may include additional context with your application. Occupancy and Parking Occupancy is generally limited to two people per bedroom. Up to three vehicles are allowed at the property. Background Review Background information may be reviewed as part of the application process. We consider whether an applicant's history presents a clear risk to people, property, or the community. Applications are reviewed based on the information available and the overall screening results. Please make sure all information in your application is complete and accurate. Applications may be denied if information is false or misleading. Additional Application Support In some cases, we may ask for a co-signer or additional supporting information. If your application is approved, we will prepare the lease for the requested term and schedule a time to review and sign it together. At lease signing, each proposed occupant age 18 or older must provide a valid government-issued ID. The full security deposit and first month's rent are due at lease signing.
