Application Requirements
Applications must be completed online
All occupants age eighteen (18) or older are required to submit an application
$75 non-refundable application fee per adult
Government-issued photo identification required (Social Security card may be requested if needed for verification)
Applications are reviewed in the order received and processed upon completion
Security deposit must be paid within three (3) days of approval
Lease commencement must occur within 3 (three) days of deposit, and move-in date must be within 21 days unless otherwise authorized
Deposits are accepted at our office in person, after approval
Deposits are not accepted in person, at banks, or through third-party payment applications
Applicant Screening Criteria:
Applications are evaluated using the same screening criteria for all applicants.
Credit score below 600 results in automatic denial
Delinquent or collection accounts, including unpaid utility balances, may result in denial
Verifiable rental history required
No prior evictions
No documented landlord complaints
Proper notice provided to current landlord
Lease obligations satisfied
Minimum of one (1) year of verifiable, consistent employment required
Most recent pay documentation must show year-to-date income sufficient to meet income requirements
Additional income verification may be requested, including prior-year tax filings
Self-employed applicants may be required to provide two (2) years of tax returns or 1099 documentation
Gross monthly income must equal at least three (3) times the monthly rent
Bonuses, overtime, and child support are not included as qualifying income
All applicants age 18+ must apply and meet screening requirements. Applications are evaluated based on the overall household qualification profile, including income, credit, rental, eviction, and background history. Additional qualification requirements may apply depending on the application.
Co-signers are not accepted
Background screening is conducted in compliance with applicable HUD and FHA guidelines
$75 one-time leasing fee due at move-in
Application processing time is approximately three (3) to five (5) business days once all required documentation is received
Pet Policy
One (1) pet permitted, maximum weight 25 lbs
Aggressive breeds are not permitted per NC House Bill 956
Required documentation includes current veterinary records (rabies, breed, weight) and a pet photo
$250 non-refundable pet fee
$15 monthly pet rent
All pets must be disclosed and approved prior to lease execution
ESA documentation must include breed, age, provider letter, and provider contact and license information
