Lease terms

Renter is responsible for all utilities; one small pet is allowed under the weight of 50lbs with a pet deposit of $250.00 (no smoking). A smoking fine of $300.00 will be charged per inspection; no parking or driving on grass at any time. No vehicles are to be driven in the backyard, which is fully grassed. All rent is due on the first of every month, with a five-day grace period. After the grace period, there will be a late fee of $95.00 per day. After 10 days late, you will receive an eviction notice. The renter is to pay for all legal fees for the eviction and court costs. All rent is set on auto-pay using a credit or debit card. The lost key charge is $20.00.
