Costs, fees, and lease terms

Lease terms

12 month lease. Rent is $1,200 per month, due on the first of each month. A refundable security deposit of $1,200 plus the first month's rent is due at signing. Late payment of rent will incur a $10 late fee per day until paid. Owner pays water, sewer, trash. Renter pays electric and gas. A shared washer/dryer is provided in the basement as a courtesy. Availability is contingent on other tenants usage and is not guaranteed. Only HE detergent should be used in the washer and must be supplied by the tenant. Parking is allowed in your garage or on the street. No parking in the driveway is allowed. Any vehicle parked in the driveway is subject to towing at the expense of the tenant (including guests of the tenant). No smoking of any kind or vaping with e-cigarettes is allowed in the building including residence, common area, storage area or garage by either Tenant or guests. Tenant shall make no alterations or improvements to the premises, including painting, without the prior written consent of the Landlord. No pets are allowed. The Tenant will be given 2 sets of keys (4 keys) to the Premises. If all keys are not returned to the Landlord at the end of the Lease, Tenant will be charged $50.00 for each key replacement. The lease will not automatically renew at the end of the initial term. A new term or month to month lease agreement will be established at the end of the first lease term. No subletting is allowed. Basic maintenance (light bulb replacement, cleaning the dishwasher etc.) is the responsibility of the tenant. Appliances included: Oven/Stove, refrigerator, and dish washer. Under no circumstance should pasta, coffee grounds, bones, potato peels, fruit pits, celery or grease be poured down the drain. The Tenant agrees to meet all Tenant's obligations, including: a. Keeping the dwelling clean and sanitary; removing garbage and trash as they accumulate, which includes moving trash & recycling can to and from the curb to accommodate trash pickup weekly; maintaining plumbing in good working order to prevent stoppages and or leakage of plumbing, fixtures, faucets, pipes, etc. b. Operate all electrical, plumbing, sanitary, heating, ventilating, a/c, and other appliances in a reasonable and safe manner. c. Assuring that property belonging to the Landlord is safeguarded against damage, destruction, loss, removal or theft.
