Lease terms

Lease terms: * $1600/month * $80/month for utilities - covers water, sewage, garbage. Tenant pays electricity, cable, internet. * Min 12 month lease. * Renter's insurance required for the duration of lease. * Non-smoking property - smoking is never permitted inside or outside the property. * Every occupant 18 years and older must complete an application. $45 application fee per adult. * Pets considered on a case-by-case basis, subject to additional deposit/pet rent if approved. * First and last rents, plus refundable deposit are required. * Tenant must agree, sign, and abide by the rules and regulations of the HOA. Requirements: * Applicant review criteria includes proof of income and employment, credit, criminal, and rental history information for each adult applicant. * Must have clean credit/rental history. Criminal history will be evaluated in accordance with applicable law * Housing references, employment references, and excellent housing history are all required. * Gross income must exceed 3X of rent (2 months of recent paystubs or other proof of income required). * Minimum credit score of 670. * Applicant must be on-time for showing appointment. Applicants must respond to any follow-up questions for full consideration. * We do not accept reusable tenant screening reports. * We abide by fair housing laws. All applicants will be evaluated using the same criteria, applied consistently. We comply with all applicable federal, Washington State, and local fair housing laws, including protections for source of income, familial status, disability, and all other protected classes.
