Lease terms

This unit is part of an HOA community, so tenants must follow all Governing Documents, including the Declaration, Bylaws, and House Rules, and the lease will include language acknowledging this. Residential use only, no business or commercial activity is permitted in the unit. Parking follows community rules: the number of vehicles allowed is based on unit size, visitor parking is limited, vehicles can't be stored long-term or repaired on-site, no leaking fluids, and a 5 mph speed limit applies throughout the property. Vehicles in violation can be towed. Residents are expected to keep noise at a reasonable level and avoid disturbing neighbors, and no offensive or illegal activity is permitted on the property. Pets must follow the community's pet rules regarding type, number, behavior, and cleanup, in addition to the pet deposit terms already listed. Decks, patios, and other exterior areas must be kept clean and within the community's appearance guidelines, and no unauthorized changes can be made to the exterior or common elements. Pool, grounds, and other common area rules also apply. Trash and recycling must be disposed of properly. Guests are expected to follow the same rules, and the tenant is responsible for their guests' conduct. No signs or lockboxes may be placed without prior approval. Tenants must comply with any move-in/move-out procedures required by the community.
