Rent to own Deposit: 30k (flexible) Rent: $2,575 Lease term: 6-12 months Security deposit: $2,575 Refund Policy: Refundable within 30 days after lease termination, subject to deductions for damages or unpaid balances. Utilities: Renter is responsable to pay all utilities Repairs: Routine maintenance and upkeep of the property. Prompt notification to the landlord of any necessary repairs. Landlord Responsibilities: Repairs related to normal wear and tear or structural issues. Entry: Landlord reserves the right to enter the property for inspections, repairs, or showings with [24 hours] notice. Subletting: Sublease is not allowed. Use prohibitions: No pets are allowed on the property under any circumstances. No Smoking allowed. Occupancy: The property shall be occupied only by the tenant(s) named on the lease agreement. Additional occupants, including family members or roommates, are not permitted unless they are approved in writing by the landlord and added to the lease agreement. Sublease is not allowed. Unauthorized occupants are a violation of the lease and may result in penalties, including possible eviction.
