Residential Lease Terms Lease Term This lease shall begin on 1st of the month and end on end of a month. After the initial lease term expires, the tenancy will continue on a month-to-month basis unless otherwise agreed in writing by both Landlord and Tenant. Rent * Monthly Rent: $2,300 * Rent is due on the 1st day of each month. * Rent must be received no later than the 4th day of each month. Occupancy Only the tenants listed on this lease may occupy the property unless prior written approval is obtained from the Landlord. Utilities Tenant is responsible for all utilities unless otherwise agreed in writing. Maintenance Tenant agrees to: * Keep the property clean and sanitary. * Promptly report maintenance issues. * Replace light bulbs, smoke detector batteries (unless otherwise required by law), and HVAC filters if applicable. * Be responsible for damages caused by Tenant, household members, or guests. Appliances Included The property includes: * Refrigerator * Stove * Microwave * Dishwasher * Washer and dryer hookups * Attached garage Alterations Tenant shall not paint, remodel, install fixtures, or make alterations without the Landlord's prior written permission. Pets pets are allowed upon fee and approved in writing by the Landlord. Smoking Smoking or vaping is prohibited inside the home and garage. Illegal Activity Any illegal activity on the property is strictly prohibited and may result in termination of the tenancy as allowed by law. Entry by Landlord Landlord may enter the property with proper notice as required by California law, or without notice in emergencies. Move-Out Tenant agrees to return the property in clean condition, remove all personal belongings, and return all keys, garage remotes, and access devices upon vacating. Default Failure to pay rent, violation of lease terms, or other material breaches of this lease may result in legal action, including eviction, as provided by California law.
