Lease terms

The tenant is responsible for maintaining the property throughout the duration of the lease and returning the home in clean, well-maintained condition upon move-out, normal wear and tear excepted. All utilities are the tenant's responsibility and must be transferred into the tenant's name before occupancy. The tenant is also responsible for routine yard maintenance, including keeping both the front and back yards neat, clean, and properly maintained throughout the lease term. **Additional Tenant Responsibilities** * Only individuals listed on the lease are permitted to reside at the property. No additional occupants are allowed without the landlord's prior written approval. * If pets are approved, tenants are responsible for providing proper care, cleaning up after them, and ensuring they do not cause damage to the property. * Rent is due on the **1st of each month**. If rent is not received by the **13th a late fee will be assessed in accordance with the lease agreement.
