Lease terms

The tenant is responsible for maintaining the property throughout the duration of the lease and returning the home in clean, well-maintained condition upon move-out, normal wear and tear excepted All utilities are the tenant's responsibility and must be transferred into the tenant's name before occupancy. The tenant is also responsible for routine yard maintenance, including keeping both the front and back yards neat, clean, and properly maintained throughout the lease term. Renter's Insurance: Tenant is required to obtain and maintain renter's insurance for the entire duration of this Lease Agreement. Proof of insurance must be provided prior to move-in and upon the Landlord's request. Failure to maintain coverage throughout the lease term constitutes a violation of this Lease Agreement. Lease Term and Early Termination Lease Term: The initial term of this Lease shall be for twelve (12) months, beginning on __________ and ending on __________. At the end of the initial term, the Lease shall renew unless otherwise agreed to in writing by both Landlord and Tenant. Notice of Non-Renewal: Either party wishing to terminate the Lease at the end of the initial lease term must provide the other party with at least ninety (90) days' written notice prior to the lease expiration date. Early Termination by Tenant: If the Tenant chooses to terminate this Lease before the end of the lease term without legal justification, the Tenant shall: Provide the Landlord with at least ninety (90) days' written notice. Remain responsible for the payment of rent and all other obligations under this Lease until the earliest of: The expiration of the lease term; or A new qualified tenant begins paying rent under a replacement lease. Pay an early termination fee equal to two (2) months' rent, unless otherwise prohibited by applicable law. **Additional Tenant Responsibilities** * Only individuals listed on the lease are permitted to reside at the property. No additional occupants are allowed without the landlord's prior written approval. * If pets are approved, tenants are responsible for providing proper care, cleaning up after them, and ensuring they do not cause damage to the property. * Rent is due on the **1st of each month**. If rent is not received by the **13th a late fee will be assessed in accordance with the lease agreement.
