Lease terms

Lease Terms & Rental Requirements Lease Term: 6 12 month lease options available. After completing the initial 6-month lease, tenants may have the option to continue on a month-to-month basis with an additional deposit and applicable month-to-month terms. Security Deposit: Security deposit required prior to move-in. Additional deposit required if converting to a month-to-month lease after the initial 6-month term. Smoking: Absolutely no smoking is permitted anywhere inside the home or on the property. Pets: One small pet may be considered, weighing 40 lbs. or less, subject to landlord approval and applicable pet requirements/deposit. Occupancy: The home is intended for one household. No multiple unrelated renters, room rentals, roommate arrangements, or shared-occupancy arrangements are permitted. Subleasing: No subleasing or assignment of the lease without prior written approval from the landlord. Tenant Responsibilities: Tenant is responsible for maintaining the home in good, clean condition and complying with all lease terms and community rules. Application & Screening: All prospective tenants are subject to the landlord's standard rental application, income verification, credit/background screening, and rental history requirements. Move-In: First month's rent, required security deposit, and any applicable pet deposit/fees must be paid before possession is provided. Lease terms, deposits, pet requirements, and occupancy are subject to the final written lease agreement.
