Minimum 12-month lease. UTILITIES. Tenant is responsible for all utilities, including electric, water, sewer, and trash service (Trash service is billed through the City of Joplin sewer account and is required with all sewer accounts). The home is all electric. MAINTENANCE POLICY. Landlord is responsible for maintenance and repairs in accordance with the Lease Agreement. The home is brand new construction and has never been occupied. LAWN CARE POLICY. Routine lawn maintenance, including mowing, weed eating, and general lawn upkeep, is provided by Landlord and is included in the monthly rent. SMOKING POLICY. No smoking or vaping is permitted inside the residence. PET POLICY. Pets are not preferred; however, one small dog or cat may be considered on a case-by-case basis with Landlord's prior approval. If approved, a pet deposit and monthly pet rent will be required.
