Lease terms

Deposit 1-2 month rent required based on credit and rent history. Pet Deposit: $500 Refundable Pet Rent: $25/ month per pet. Small animal max of 2 (small dogs or cats ONLY). No large animals reptiles, birds, fish, guinea pig, mice or rodent-like animals. 1 year lease required. Notice in writing required to renew lease 90 days prior to lease end date. Renters must be the only occupants. All occupants must be listed on the rental agreement. This should include staying in the home longer than 30 days. Proof of renter's insurance is required. Renter required to put all utilities in their name and to pay all utilities including but not limited to gas, electric, water, trash, cable, Internet (GVTC) or any other locally available. Trash and recycle cans must be placed Wednesday nights on the curb at least 3 ft apart per city requirements and returned behind the fence out of sight by Thursday night each week. Renter/tenant is required to maintain the yard, fence, bushes, trees, and grass per HOA regulations. Christmas lights may be placed the day after Thanksgiving and must come down 1 within week after New Year's Day per HOA. Renters will receive a mail key to box located in the entrance of the neighborhood. Damages incurred to the property during tenancy by tenants pets or guests must be reported immediately. Failure to report damages must be reported within 24 hours. will result in fines and loss of deposit. Damages to any person property or other pets by tenants' pets or pets of guests are the responsibility of the tenant. Maintenance issues must be reported within 24 hours. ZERO TOLERANCE DRUGS & SMOKING: No illegal drug use or smoking is allowed in, on or around the property including the yard, sidewalk, garage and any part of the house. This applies to all tenants, visitors and guests. This includes but is not limited to cigarettes, vaping, marijuana, (with or without a prescription), 'shrooms or illegal drugs of any kind and related paraphernalia. Infractions will result in immediate termination of lease and loss of deposit. Tenant will be charged for any additional cleaning that may be required. Landlord reserves the right to terminate the lease if tenant is arrested, incarcerated, or involved in any criminal activity. Landlord will pay annual HOA & property taxes. If fees are incurred because of an infraction due to action or inaction of renter those fees will be added to renters monthly bill after being notified of the infraction. Screening criteria found below. Texas law requires housing providers to disclose their screening criteria as described here. You must acknowledge your receipt in writing at time of application. Prop. Code Section 92.3515 Notice of Eligibility Requirements (a) At the time an applicant is provided with a rental application, the landlord shall make available to the applicant printed notice of the landlord's tenant selection criteria and the grounds for which the rental application may be denied, including the applicant's: (1) criminal history; (2) previous rental history; (3) current income; (4) credit history; or (5) failure to provide accurate or complete information on the application form. (b) If the landlord makes the notice available under Subsection (a), the applicant shall sign an acknowledgment indicating the notice was made available. If the acknowledgment is not signed, there is a rebuttable presumption that the notice was not made available to the applicant. (c) The acknowledgment required by Subsection (b) must include a statement substantively equivalent to the following: "Signing this acknowledgment indicates that you have had the opportunity to review the landlord's tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded." (d) The acknowledgment may be part of the rental application if the notice is underlined or in bold print. (e) If the landlord rejects an applicant and the landlord has not made the notice required by Subsection (a) available, the landlord shall return the application fee and any application deposit. (f) If an applicant requests a landlord to mail a refund of the applicant's application fee to the applicant, the landlord shall mail the refund check to the applicant at the address furnished by the applicant.
