Lease terms

Rent: Furnished option available for an additional monthly fee of $250. Lease term: 12 months. Move-in funds: First month's rent, security deposit, and any applicable pet deposit are due before move-in. Utilities: Tenant is responsible for electricity, gas, water/sewer/trash, internet, and any other utility services. Landlord provides lawn care. Pets: Up to two cats or two small dogs may be considered on a case-by-case basis with owner approval. A partially refundable pet deposit applies. Smoking: No smoking or vaping is permitted inside the home or garage. Renters insurance: Proof of renters insurance is required prior to move-in and must be maintained throughout the lease term. Occupancy: All occupants 18 years or older must complete an application and be approved. Routine Maintenance: Tenant is responsible for replacing the HVAC air filter, refrigerator water filter, and reverse osmosis water filter every six (6) months. Landlord will provide or reimburse the cost of approved replacement filters. Tenant agrees to promptly report maintenance issues and perform reasonable basic troubleshooting (e.g., checking breakers, GFCIs, thermostat settings, batteries, filters, and internet equipment) before a professional service call is requested. Tenant is not responsible for performing repairs beyond basic troubleshooting. HOA Compliance: Tenant agrees to comply with all applicable homeowners association (HOA) rules, regulations, and community restrictions. Any fines, penalties, damages, or costs assessed against the property by the HOA as a result of the actions or omissions of the Tenant, any occupant, guest, invitee, or pet shall be the responsibility of the Tenant and shall be reimbursed to Landlord upon demand, as permitted by applicable law. Application requirements: Applicants are subject to credit, criminal, income, employment, and rental history screening. Household income should generally be at least 2.5 times the monthly rent. Qualified guarantors may be considered when appropriate. The property must be maintained in a clean and sanitary condition, and tenants are responsible for promptly reporting maintenance concerns.
