Lease Terms & Property Rules Tenant is responsible for all utilities and must keep services active during the lease term. Security deposit is equal to one month's rent and will be handled according to Virginia law after move-out. No smoking or vaping inside the property. No pets or animals allowed unless approved in writing by the landlord. No illegal drugs or illegal activity permitted on the property. Tenant is responsible for keeping the property clean, sanitary, and properly maintained. Tenant is responsible for any damage caused by the tenant, occupants, or guests beyond normal wear and tear. Tenant must report maintenance issues promptly to prevent additional damage. No alterations, renovations, or permanent changes to the property without written landlord approval. No subleasing or adding occupants without written approval from the landlord. Tenant must allow reasonable access for repairs, inspections, and showings with proper notice. Tenant is responsible for lawn care and exterior maintenance unless otherwise agreed. Tenant must properly dispose of trash and follow local trash regulations. Tenant is responsible for damages caused by misuse or neglect, including appliance damage, clogged drains, or other preventable repairs. Tenant must maintain renters insurance throughout the lease term. No pools, trampolines, or waterbeds allowed. Vehicles must be properly maintained and parked in approved areas. Tenant must respect neighbors and avoid excessive noise or disturbances. Property must be returned in clean condition at move-out, normal wear and tear excepted.
