Carriage House Rental Terms & Property Guidelines Thank you for your interest in renting this property. The goal is to provide a clean, comfortable, quiet, and well-maintained home while ensuring that the property is respected and cared for. No Smoking * Smoking is not permitted inside the property. * This includes cigarettes, cigars, vaping, and other smoking products. Utilities * Utilities are included in the monthly rent and are paid by the owner. * Tenants are expected to use utilities responsibly. * Excessive or unreasonable utility usage may result in an additional 50 monthly utility fee**. Examples may include leaving lights, heating, or air conditioning running when the property is unoccupied. Rent & Late Payments * Rent is due on the agreed-upon date stated in the lease. * A 20 late fee** will be charged when rent is five (5) or more days late. * Repeated late payments are not acceptable. Three months of late rent may result in an increase in rent or termination of the tenancy, subject to the terms of the lease and applicable law. Renter's Insurance * Tenants are required to maintain **renter's insurance** for the duration of the tenancy. * Proof of renter's insurance must be provided before moving into the property. * The policy should provide personal property and personal liability coverage. * Tenants are responsible for maintaining continuous coverage throughout the rental period and may be required to provide updated proof of coverage upon request. Pets * Up to **two cats OR one small dog** are permitted with prior approval. * A separate pet deposit and monthly pet rent will apply for each approved pet. * Tenants are responsible for cleaning up after their pets and maintaining the property in a clean and sanitary condition. * Any pet-related damage will be the financial responsibility of the tenant. Outside Property * Lawn care is not required of the tenant. * Tenants are expected to respect and maintain the outside property and keep personal belongings, trash, and pet waste properly managed. * The property should be kept clean and free of unnecessary damage or debris. Parties & Gatherings * Any parties or larger gatherings must receive **prior approval from both the owner and property manager**. * Tenants are responsible for the conduct of their guests and for any damage resulting from gatherings or guests. Care of Property * All appliances, fixtures, furnishings, and other items provided as part of the rental property are to be treated with care. * Tenants are responsible for promptly reporting damage or maintenance concerns to the owner or property manager. * Damage caused by the tenant, household members, pets, or guests may be charged to the tenant. Respect for the Property This is a quiet residential property, and tenants are expected to be respectful of the home, the surrounding neighborhood, and the property itself. The expectation is simple: **enjoy the home, treat it with care, and leave it in the same clean and respectful condition in which it was provided.**
