Lease terms

The garage is not included due to owner storage but may be available at a later date. It is available immediately on a 12 month lease. Viewing can be weekday evenings and some weekend may be available as well, Contact us for specifics. We have a strict no smoking policy including tobacco, marijuana or vaping. No drugs. No dogs accepted but cats, birds, chickens (chicken house already there!) are accepted with a pet deposit/ pet cleaning fee. We can provide specifics on contact. Contact us for an application and meet the following, then if you are a match, you will be emailed a link to a credit/background check site that charges approximately $40. If that is favorable we will fill out the application and do a pre-move in walk through. Minimum criteria for acceptance: Verifiable household income of at least 2.75 times the rent All adult tenants must meet background and credit requirements and be signers on the lease No Evictions within the past 5 years Minimum credit score of 700 We do not accept reusable screening reports No dogs. Other pets on a case by case basis with additional pet/cleaning deposit Rental history of at least 5 years Background checks with previous landlords must not have any late payments, evictions, noise, sanitary, garbage or damage complaints, pet policy violations, smoking or drug use, allowing/conducting illegal activity on the premises Valid State ID and social security number/residency documentation Additional Terms: First months rent plus damage deposit equal to 1 month's rent plus pet deposit of $500 due at signing. Tenants are responsible for all utilities Tenants are required to obtain and maintain a renters insurance policy.
