Location : Pharaoh's complex. A residential community nestled at the south end of Mount prospect next to the new technology parks of Elk Grove Village. The complex consists of six unit buildings with a mixture of one and two-bedroom apartments. Each building privately owned, fostering a personalized tenant-owner dynamic. The Pharaoh's complex has an association which oversees the grounds, lawns and lots. Working towards fostering a sense of community for its neighbors. About the unit: Heating, cooking gas and water utilities are included with the rental. Setting up an account with ComEd for electricity or a cable/ internet provider for Internet and TV is your responsibility. We prefer Internet and cable providers that will not drill new holes or attach DSL antennas since most buildings already have them installed. Air conditioning is provided via a through the wall unit. One is provided by us. The bedroom has another opening which you can fill or use as additional storage. The unit is equipped with new ceiling fans in both the living room & bedroom. Most buildings are equipped with shared (coin) laundry services in a designated laundry area. *Laundromats & laundry services are plentiful in the nearby area. For those with cars, designated parking spots are available. Dwellers that own vehicles are allowed parking permits. (Inquire as to limits. We do not presently offer Tesla charging stations) Neighbors must use a parking permit at all times. Cars without permits will be towed at the owners expense. We limit rentals to two vehicles per apartment so that we do not overload our parking lots. **Our building features on-site coin laundry facilities operated by a dedicated third party. The unit is located on the second floor and its flooring is a mixture of ceramic tiles in the kitchen and bath, while other areas are carpeted. Water and heating pipes are situated under the ground and due to that factor the flooring will feel warm in cold season. During cold seasons this unit is quite warm allowing a neighbor the ease of wearing less while enjoying the warmth. Due to this unit's location it gains a great deal of natural sunlight daily. This unit has a balcony which is made of wood & metal. Are grills allowed? Traditional grills (charcoal or propane) are not allowed due to the construction type of the balcony. Grills must be electric only due to village ordinance. This quaint unit is prime for a single person or couple working from home /seeking a low key, minimalist type of dwelling. Approximate sq footage 700. Larger family sizes Ie three adults or parents and two children are better off with a larger, two bedroom apartment. Residents enjoy a diverse social environment and the property's strategic location provides seamless access to transit, major highways, suburban areas, and the city. Recent developments include an array of dining, entertainment, and shopping options, complemented by the emergence of technology parks in Elk Grove Village, drawing IT firms to the vicinity. There is an application for rental. $40 fee for single applicant, $60 for two. This fee can be paid by check, money order or zelle. Important details: Rentals agreements will only be offered to those that have applied and were conditionally accepted. We utilize a tenant screening bureau to obtain background checks. Regarding credit worthiness, we aren't greatly concerned with an excellent credit rating. It's a combination of clear rental history, and positive debt-to-income ratio. If you plan to apply, please fill out the application in its entirety. **Do not contact asking whether you can pay us extra to rent the apartment just to skip on the verification of your background. All of our tenants go through the same process before rental agreements are signed. A criminal and financial history is researched when taking your application. Included with your application we request the following: We will request a copy of your current (not expired) Drivers license, state identification or passport to be attached with the application. You will also provide us with two months of banking statements & pay stubs. Banking statements should include savings accounts. This data is to display your abilities to cover rent. When applying, a person will review your documents and verification papers before submission to the service. (If credit worthiness is an issue we can discuss the possibility of a friend or family member applying with you and subsequently joining your financial responsibility for a new lease.) The rent for this balcony unit is $1225 per month plus $1225 for security deposit. A rental application that is accepted and a payment for the full rent + deposit ($2450) will initiate the next step of moving in. Reminder: Heating, cooking gas and water are included*. You will need to setup electricity and entertainment on your own. (cable or internet services) We prefer that you use the hookups already provided in the unit. Too often, Dish network will want to drill new holes in the brick or attach gaudy satellite dishes. Any new hookups must be approved by ownership prior to installation of services or risk dismantling at your cost. The following are not allowed: *Smoking in units or the hallway is not allowed, we would prefer if balconies or the outdoors is where you enjoy your smoke. *Pets are not allowed. Due to neighbors with allergies and the increasing costs associated with clean outs, we do not allow cats, dogs or birds. Trying to harbor/ sneak pets will result in termination of the lease and the eviction process. If any upgrades are needed, those can be discussed prior to signing of the lease. All work completed in our buildings is completed by insured contractors. After move-in, should you need help with the installation of art/ portraits, or you would like a room painted a different color, a TV mounted, all can be accommodated, etc

Once the rental application has been conditionally approved, we will provide a 12 month lease. First month's rent and security deposit are required prior to moving in. Heat, cooking gas and water are included. If we notice significant increases in usage, you may incur additional charges or we decide to dissolve the lease. Those utilities are available to you but not to be abused. At present we do not allow pets. No dogs, cats or birds of any size. Sub-leases are not honored. If the unit is rented to you, it's you alone. Smoking in your apartment or the building is forbidden. This unit has a balcony which can be utilized for that use or outside of either access doors to the exterior. Renters that own vehicles are allowed up to two parking stickers. One space is labeled and belongs to this unit. The second space is available throughout the complex in "open" parking spaces. The complex has usage of eight trash dumpsters and any can be utilized for disposal of refuse. Trash is picked up twice a week and some trash zones have specific bins for recycling. **We do not allow tenants to work on their automobiles in the complex and will not accept hazardous materials for disposal. But, as a resident of the suburban area, those services may be available freely at local automotive shops or programs offered by the municipality. Information on dump sites are available if searching online.
