Lease terms

1.Landlords are responsible for monthly HOA fees .Tenants are responsible for HOA violations. 2.If the repair is caused by tenant then tenant will be responsible for full repair costs. if repair caused by regular maintenance means tenant to pay for any repairs below 100$ . If repair costs more than 100$, landlords will be responsible for cost over $100.00. 3.Tenant to do pest control every alternative month or as necessary. 4.Tenant to do AC Maintenance twice a year and replace the AC filter every 1-2 months for affective utilization of power and AC. 5.Tenant to change a)RO filters b)HVAC Filters c)Refrigerator Air Filter (No need to change water filter) d)put salt for water softener. 6.Any emergencies will be be addressed within 48 hours after reporting the issue, non emergency issues will be addressed within 15 days. 7.Tenant to transfer the utilities before move in and confirm before getting keys. 8.Tenant to have renters insurance and add landlord to it. 9. Pet fee of monthly 50$ (not applicable for service or companion animals) 10.Only Tenant's Pet allowed with conditions(HOA guidelines) and liability insurance 11.Maintain Appliances and Carpet/ Floor in Good condition. 12. Tenant shall have carpets professionally cleaned upon move out and present LANDLORD or LANDLORD's BROKER with a receipt from a reputable carpet cleaning company. 13.If Tenant vacates/break the lease terms security deposit will not be returned.
