Occupancy - Only tenants listed in the rental agreement may occupy the property. - No subletting or Airbnb-type rentals are permitted without landlord approval. - Maximum occupancy is limited to the number specified in your lease agreement. 2. Respect for Neighbors - Quiet hours are from 10:00 PM to 7:00 AM in accordance with Sun City community standards a 55+ community. - Please keep noise (music, TV, gatherings) at a respectful level at all times. 3. Care of Property - Treat furniture, appliances, and fixtures with care. Report any damages promptly. - No alterations, painting, or furniture removal without written permission. - Smoking and vaping are not allowed inside the property. Outdoor smoking is permitted if waste is properly disposed of. - Parking is permitted in the garage and driveway only do not park on the street or alongside house. - If your car leaks oil, please park inside of the garage and place provided cardboard under your car until you fix the leak. DO NOT park on the driveway if your car has an oil leak, brake leak, or any leak. 4. Pets - Pets are permitted only with prior approval and payment of any required pet fee or deposit. - Tenants must clean up after pets and ensure they do not cause noise disturbances or property damage. - Unauthorized pets will result in fees and possible termination of the lease. 5. Cleaning & Maintenance - Keep the property clean and sanitary during your stay. - Garbage and recyclables must be disposed of in designated bins. - Trash collection is Tuesday and Friday morning. Recycling is 2nd and 4th Wednesday morning of every month. - Notify landlord immediately of maintenance issues (plumbing leaks, appliance malfunctions, etc.). 6. Utilities & Energy Use - Do not tamper with thermostats, electrical wiring, or internet/cable equipment. - Please conserve energy by turning off lights, electronics, and A/C when not in use. 7. Safety & Security - Lock all doors and windows when leaving the property. - Do not disable smoke detectors or security devices. - Firearms, fireworks, or illegal substances are strictly prohibited. 8. Household Items & Personal Property - All household items, furnishings, and appliances provided at the start of the lease must remain in the home when the lease concludes. - Tenants may not remove or keep any personal property belonging to the landlord. - Unauthorized removal of household items (seen in listing pictures) will result in deductions from the security deposit and may be considered theft and a breach of the lease. 9. House-Specific Rules - House rules, as posted inside the rental, are part of the lease agreement. - Any violation may result in fees, loss of security deposit, or termination of the lease under A.R.S. 33-1368(A)(2). 10. Check-Out - Return all keys, garage remotes, and access cards upon move-out. - Property must be left in reasonably clean condition (remove trash, wash dishes, tidy surfaces). - Any excessive cleaning or damages will be deducted from the security deposit. By signing your lease and/or occupying the property, you agree to follow these House Rules.
