Lease terms

Lease term is one year. Tenant pays $200 administrative fee at move in, in addition to rent, utility reimbursement and deposit. Tenant must supply proof of renters insurance at lease signing. Rent is $895.00/month plus $125.00/month utility reimbursement for water, sewer and garbage. This is a strictly non-smoking/vaping property. Smoking/vaping is not allowed inside the rental unit AND in the common areas of the property inside or outside. No pets are allowed, including mammals, birds, reptiles, fish, or amphibians. One year lease. Tenant must provide proof of renter's insurance at the time of lease signing and for any subsequent renewal. Landlord requires a reusable screening report from MyScreeningReport dot com (or similar). The screening report must include credit history, verification of rental history, a court records search for criminal history or eviction, and income verification. We will accept a reusable tenant screening report as long as the information supplied in the report is substantially similar to the information provided if the applicant had used our screening company, MyScreeningReport dot com, for tenant screening. Applicants may be denied for past due accounts or accounts in collection appearing on the credit report, low credit score, negative rental history including amounts owing to a prior landlord, income less than three times the amount of rent, prior evictions or specific types of criminal convictions appearing in the court record. Applicant will receive a copy of the screening report and will have the right to dispute inaccurate information.
