Lease terms

The lease term is 12 months with the possibility of renewal. Monthly rent is due on the first of each month, with a late fee of 1.5 percent of the monthly rent. The security deposit is $1,000. No additional move in fees are charged so the full deposit amount can be collected. Applicants must meet a minimum income requirement of three times the monthly rent and a minimum credit score of 680. No evictions or housing related collections are permitted. Each adult applicant must complete a background and credit check, with a screening fee of $60 to $80 per adult. Applicants must provide three recent pay stubs, W-2s or other verifiable proof of income. Water, sewer, garbage, internet, parking, and HOA amenities are included in the rent. Tenants are responsible for electricity. Renters insurance with at least $100,000 liability coverage is required, and the landlord must be listed as an additional interest. Maximum occupancy is two people. Guests staying more than seven consecutive days require prior landlord approval. Subletting, Airbnb, or short term rentals are not permitted. Pets are considered on a case by case basis, with pet rent of $50 per month per approved pet. Smoking and vaping are not allowed anywhere inside the unit or on the patio. Tenants are responsible for basic upkeep such as replacing light bulbs, maintaining cleanliness of the patio, and reporting maintenance issues promptly. No alterations or modifications may be made without written approval. Tenants must follow all HOA rules, and any fines resulting from tenant violations will be charged to the tenant.
