Lease terms

Rental Term: 12-month lease required. Subletting: Subletting, short-term rentals (including Airbnb, Vrbo, etc.), or transferring the lease to another party is strictly prohibited without prior written consent from the property owner/manager. Utilities: Owner pays for water and sewer. Tenant is responsible for electricity, gas, and trash. Pets: Dogs up to 30 lbs ($55/month per dog) and cats ($45/month per cat) permitted, with a maximum of 2 pets total. No aggressive breeds allowed. Smoking: Smoking of any kind (including cigarettes, cigars, e-cigarettes, and marijuana) is prohibited inside the unit and within 25 feet of building entrances, windows, and common areas. Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained for the duration of tenancy. Policy must list the landlord/property management company as an additional interest. Parking: One assigned parking space is included in rent. Additional storage space may be rented for $200/month. Guest parking is available on the street. Maintenance: Tenant is responsible for promptly reporting maintenance issues. Damage caused by negligence or misuse will be repaired at tenant's expense.
